{"id":2224,"date":"2020-05-13T15:41:50","date_gmt":"2020-05-13T15:41:50","guid":{"rendered":"http:\/\/veleztopografia.com\/?p=2224"},"modified":"2020-06-13T05:56:23","modified_gmt":"2020-06-13T05:56:23","slug":"topografo-en-campillos-georefenciacion-de-vivienda-obra-nueva","status":"publish","type":"post","link":"https:\/\/veleztopografia.com\/index.php\/2020\/05\/13\/topografo-en-campillos-georefenciacion-de-vivienda-obra-nueva\/","title":{"rendered":"Top\u00f3grafo en Campillos: Georreferenciaci\u00f3n de vivienda (Obra nueva)"},"content":{"rendered":"\n<p>Las Coordenadas Georreferenciadas, tambien llamadas Coordenadas Geogr\u00e1ficas, o Coordenadas de Referenciaci\u00f3n Geogr\u00e1fica son un <strong>sistema de coordenadas que permite determinar la posici\u00f3n exacta de un inmueble<\/strong> concreto en el territorio, adem\u00e1s de su forma y superficie. Para ello, es necesario definir las coordenadas de todos los v\u00e9rtices referidas al origen absoluto, el huso geogr\u00e1fico al que pertenece y su orientaci\u00f3n respecto al Norte.<\/p>\n\n\n\n<p>El <strong>Certificado de Coordenadas Georreferenciadas<\/strong> es un documento de car\u00e1cter T\u00e9cnico. Contiene el listado de todos los puntos que forman el per\u00edmetro o contorno de un inmueble. Por lo general se refiere a parcelas. Tambi\u00e9n puede incluir las edificaciones que forman parte de la parcela: vivienda, barbacoa, piscina, etc.<\/p>\n\n\n\n<p>Un <em>Certificado Georreferenciado<\/em> para una Obra nueva <strong>debe contener las coordenadas de la edificaci\u00f3n y de la parcela<\/strong>. El motivo es comprobar que toda edificaci\u00f3n se encuentra dentro de la parcela sin invadir a colindantes. Despu\u00e9s hay que validar el fichero GML de la construcci\u00f3n y obtener el informe de validaci\u00f3n positivo del Catastro.<\/p>\n\n\n\n<p>Un <strong>caso particular<\/strong> es la Declaraci\u00f3n de <strong>Obra nueva en proceso de construcci\u00f3n o incluso sin comenzar las obras<\/strong>. En estos casos hay que definir tanto la porci\u00f3n de obra ya ejecutada como el total previsto.
